1General Terms of Website & Platform Use

By accessing, browsing, or utilizing the web platform of Nest Infra Developers Pvt Ltd (“Company”), registered under TS-RERA (TS-RERA/P02400008921), you agree to be legally bound by these Terms and Conditions in accordance with the Real Estate (Regulation and Development) Act, 2016 (RERA) and Telangana State regulatory frameworks.

2Statutory Approvals & Title Diligence Guarantee

All plotting layouts, gated villas, and managed farm estates promoted on this platform are legally verified with 30-year non-encumbrance records (EC). Layouts have obtained approved sanction orders from competent planning bodies (HMDA / DTCP / YTDA).

Prospective buyers are entitled to inspect original master layout blueprints, link title deeds, and revenue records prior to making token payments at our registered corporate office in Nagole, Hyderabad.

3Plot Allotment, Payment Schedules & Spot Registration

  • Plot Booking Token: Selection and booking of plot numbers or villa units are confirmed upon receipt of the initial booking advance and issuance of an official computerized receipt.
  • Sub-Registrar Spot Registration: Absolute registered sale deeds will be executed at the respective Telangana Sub-Registrar Office (SRO) upon settlement of the total sale consideration.
  • Stamp Duty & Government Charges: Applicable government stamp duty, transfer duties, registration fees, and user charges shall be borne by the buyer as per the prevailing rates of the Registration & Stamps Department of Telangana.
  • Mutation & Pattadar Passbook: Our corporate legal desk provides comprehensive administrative support for revenue mutation and electronic passbook issuance on the Dharani / Telangana revenue portal.

4Infrastructure Delivery & Township Amenities

The developer undertakes to execute gated township infrastructure in accordance with sanctioned specifications, including:

Road Networks & Drainage40-foot and 60-foot cement concrete / BT arterial roads with underground stormwater drainage lines.
Power & Water SystemsUnderground electrical cabling with street lighting, overhead water storage reservoirs, and drip irrigation networks.
Gated Security & CompoundGrand entrance archway, 24/7 CCTV surveillance points, and solar-powered perimeter fencing.
Clubhouse & RecreationDesigner landscaping, children's play areas, avenue plantation, and multi-purpose recreational clubhouse spaces.

5Bank Loan Assistance

Nest Infra maintains pre-approval arrangements with major nationalized and scheduled commercial banks (SBI, HDFC, ICICI, Axis Bank, Kotak Mahindra Bank). Home loans and plot purchase loans are sanctioned subject to the applicant satisfying individual bank credit underwriting norms.

6Complimentary VIP Cab Visit Terms

Our door-to-door AC cab pickup and return transport service is provided free of charge to customers residing within the Greater Hyderabad Municipal Corporation (GHMC) and surrounding suburban corridors. Site visits are escorted by verified property specialists.

7Jurisdiction & Dispute Resolution

These Terms and Conditions shall be governed by and construed in accordance with the laws of the Republic of India. Any legal dispute arising out of transactions or website usage shall fall under the exclusive jurisdiction of the competent courts in Hyderabad, Telangana.
